When Floor Sanding Is the Right Choice
Floor sanding is almost always the better option when the timber is structurally sound. Solid hardwood floors - which is what most Newcastle homes have - can be sanded multiple times over their lifetime. A typical 19mm hardwood floor can handle four to six full sands before the timber becomes too thin.
Sand your floors when you see surface damage (scratches, wear, dull finish) but boards are solid, when the floor has been sanded fewer than three to four times previously, when boards are level and stable with no significant movement, when you are renovating and want to refresh the existing floor, and when your budget is a consideration (sanding costs a fraction of replacement).
When Replacement Makes More Sense
There are situations where even the best floor sander in Newcastle would recommend replacement:
Severe structural damage: If boards are warped, cupped, bowed or have significant termite damage, sanding cannot fix the underlying problem. These floors need replacement.
Extensive water damage: Prolonged moisture exposure (flooding, persistent leaks) can cause timber to swell, delaminate or rot. Surface sanding will not address deep water damage.
Thin timber: If the floor has been sanded many times and the timber above the tongue-and-groove joint is less than 3 to 4mm, there is insufficient material for safe sanding.
Wrong species for the application: Some older homes have softwood floors (like pine) in high-traffic commercial applications. In these cases, upgrading to a harder species may be more practical.
Cost Comparison
